Alexander Glimbovsky: now the main customer for builders has become the state
Construction of facilities for the championship of Euro 2012 has become one of the possibilities for real estate companies to recover from the crisis. And we were able to win tenders for the construction of several major projects, which is very important for the development of our company. - What government jobs is different from ordering private investors?
- This is a completely different business. Receiving orders - it's always hard struggle tender. There are very strict requirements for documentary support (budget, acts of acceptance, etc.) project, which is repeatedly tested by various regulatory bodies. But at the same time work with the state, from my point of view, more interesting, as the private customer, in most cases is trying to take some of the general contractor itself, which introduces elements of disorganization in the process of project implementation. In addition, we believe that the terms of the guarantee of payment the state is a more reliable partner. State's investment in those facilities that we are building - a new terminal and external infrastructure of the international airport "Lviv", the construction of the hall of the official delegations in Boryspil - totaled about 1.8 billion UAH.
- To what extent have decreased finpokazateli your company in crisis?
- Of course, we knew that sooner or later, after several years of rapid development, the crisis will affect the construction industry. But we believed that it will not happen before 2012 because they were great prospects for major projects, and major investments were needed in the development of infrastructure for EURO 2012. As of May 2008 in our portfolio of our corporation were signed contracts worth $ 800 million, and in September-October, most of them were frozen. And as you know, the end of 2008 and 2009 were severe enough for us. Now the situation is normal. In 2010, we had a sufficient workload, the gross revenues of over 1,5 billion UAH. And in today already signed several solid contracts - we hope to increase the volume of services provided by at least 30%. In addition, we plan this year to reduce credit and leasing load to no more than 3% of gross income.
- But orders from the state will not be at all times. Is there a demand from the private sector?
- Until 2009, we worked only with the private customer and good focus in this sector. I appreciate the situation with guarded optimism. Are now actively negotiating on the development of new projects. In addition, as I said, we have a lot of projects underway. I should note that we are a general contractor for one of the largest orders - is the construction of a multifunctional complex with a public water park with a total area of more than 160 thousand square meters. m. At this site we end the zero cycle. From my point of view, the Ukrainian companies have a chance to compete for contracts abroad, the market is there. But think: without the support of the state to do so will be difficult. We see that the Russian prime minister is actively lobbying in different countries, the construction of various facilities, including nuclear power plants by providing government guarantees and loans under these facilities. We have, unfortunately, the state has no such support. Our country is losing potential - the construction industry has not even near worth it, for example, the chemical industry and metallurgy, although during the Soviet Union, Ukraine had a powerful building complex, which has worked in many countries around the world.
- You are the sole owner of the Altis-Holding? Are there other partners?
- No, "Altis" - is a family owned company, but in some other companies belonging to the corporation "Altis-Holding, we are partners.
- Do you have plans to enter the public market?
- We are actively preparing for an IPO before 2008. Reorganized the company had plans to place on the exchange, but this is no time for such steps. The construction industry hardest hit by the crisis, the fall performance reached 70%. We first entered the crisis and the last to come out.
